Landlord Fees


We are happy to offer our landlords the choice of two options:

Tenant find, rent collection and full management of the property for 12% inclusive (10% + VAT) and this service includes the following:

Advertising of the property on all major property portals
Full reference and credit checks on prospective tenants
Drawing up of Tenancy Agreement and Deposit Protection Certificate
Monthly rent collection
Monthly statements to be emailed or posted
Annual statements for tax purposes
Maintenance issues dealt with promptly by trusted team of contractors
Informing utility suppliers and council at start and end of tenancy
Property inspections
Dealing with allocation of deposit at end of tenancy

Tenant find and rent collection for 9.6% inclusive (8% + VAT) and this service includes the following:

Advertising of the property on all major property portals
Full reference and credit checks on prospective tenants
Drawing up of Tenancy Agreement and Deposit Protection Certificate
Monthly rent collection
Monthly statements to be emailed or posted
Annual statements for tax purposes
Informing utility suppliers and council at start and end of tenancy
Dealing with allocation of deposit at end of tenancy

The landlord is responsible for paying for the inventory as compiled by an independent inventory clerk and the cost of this will vary from £80 to £250 depending on the size of the property and whether it is furnished or unfurnished.

The landlord will be liable to pay a one off fee of £300  (£250 + VAT) per new tenancy as a set up fee.  This covers referencing, money laundering checks, identity checks, credit checks and right to rent checks, which we need to carry out to ensure that prospective tenants meet all requirements before we move them into a rental property. There is no cost for subsequent tenancies.
